What do we do What we do

Like a conventional estate agency RPS works by introducing property vendors and purchasers to each other. However, unlike conventional estate agencies RPS does not charge property owners for selling their property. Instead RPS acts for all its clients in helping them fulfil their property needs; sourcing properties for purchasers and helping vendors sell quickly and efficiently.

Why do we feel this is the right approach?

Any economist will tell you that businesses are driven by market forces. Obviously! So at RPS we believe the same should apply to property. In the UK conventional estate agents charge sellers a commission to market their property. In a flat or falling market this makes sense. The seller is the one who needs the help. But in a rising market where demand is exceeding supply why should the seller pay for this privilege? Surely it is the purchaser who needs the help?

At RPS, therefore, we adapt to market conditions and have tailored our services to suit both buyers and sellers accordingly. That means helping vendors achieve quick cash sales and/or how to show and market their property when conditions mean a shortage of buyers and likewise assisting purchasers to source the property they are seeking when supply is short.

Does this mean we are serving two masters?

No. At any one time there will always be property that is hard to sell, or needs to be sold quickly for personal reasons as well as buyers that need our expertise to help them find property. Remember too that there may be different markets operating at the same time in different parts of the country: London and the South East may be rising but the North West might be static or falling - or vice versa. Remember too that while simple economic facts dictate that in a rising market we may have more clients looking to buy and in a flat or falling market more who need our help to sell, a property is only sold when both buyer and seller are happy. Our job is to use our experience to ensure both parties reach this successful conclusion as quickly as possible.

So are RPS in competition with estate agents?

No not really. While on the surface it may appear that way, most good estate agents (and there are some excellent ones) understand that they can work better by partnering with us and we always seek to build good relationships with a few chosen agents in an area to ensure the best service for our clients.

Our philosophy and how we came to be

Dyll Davies, Managing Director of RPS, has been involved with property for the best part of twenty years, originally forming his own interior design company in the mid 1980's. Since then he has built on this experience by sourcing, developing and managing a portfolio of rental properties. He founded Realcom three and a half years ago on a simple principle of delivering great service on time, every time. It was a principle he knew well from his days as a designer. 'It might seem obvious', says Dyll, 'but I found that while the strength of your creative ideas and quality of your product were of course important, being true to your word, doing what you said, when you said, was what separated you from the competition. People, who had often been let down by others before, valued and respected someone who delivered.' Not rocket science he admits but something that has seen him build his business on the back of referral and personal recommendation. 'Most businesses think it's all about 'selling' themselves but then forget to deliver. If what they say and what they do don't match, people (who aren't stupid!) soon learn to mistrust them.'

Which is why Realcom Property Services will tell you immediately if we can help you. Most times we can but we don't believe in wasting your valuable time if not.
